Commonwealth Building, Inc. (CBI) is a commercial General Contractor and Construction Management firm serving clients throughout New England. We specialize in ground-up construction, tenant improvements, and occupied renovations across the retail, restaurant, grocery, corporate, and commercial sectors.

We are seeking an experienced Senior Project Manager to oversee multiple commercial construction projects from preconstruction through closeout. Reporting directly to the Project Executive, this role is responsible for project execution, financial performance, client satisfaction, and overall project success.

Key Responsibilities

Preconstruction

  • Review drawings, specifications, contracts, and project requirements.
  • Participate in estimating handoff and bid review meetings.
  • Lead project kickoff and preconstruction meetings.
  • Develop project schedules, logistics plans, safety plans, and quality control procedures.
  • Negotiate and execute subcontractor and vendor agreements.
  • Procure long-lead materials and temporary facilities.
  • Coordinate with clients, architects, engineers, consultants, and municipal agencies.
  • Obtain permits and required approvals.

Construction

  • Manage multiple commercial construction projects simultaneously.
  • Lead and mentor project teams, including Project Managers, Assistant Project Managers, and Superintendents.
  • Serve as the primary client contact throughout each project.
  • Monitor budgets, forecasts, schedules, and job costs to ensure projects remain on schedule and within budget.
  • Manage submittals, RFIs, shop drawings, change orders, meeting minutes, and project documentation.
  • Coordinate subcontractors, vendors, suppliers, and self-perform work.
  • Conduct regular project meetings and communicate progress with clients and internal teams.
  • Identify project risks and implement solutions before issues impact cost or schedule.
  • Ensure compliance with contract documents, safety standards, building codes, and quality expectations.
  • Review and approve invoices, payment applications, and subcontractor requisitions.
  • Prepare owner billing, schedule of values, and monthly financial reporting.
  • Maintain strong relationships with clients while pursuing future opportunities.

Project Closeout

  • Manage punch list completion and final inspections.
  • Coordinate closeout documentation, warranties, O&M manuals, record drawings, permits, and Certificates of Occupancy.
  • Complete final project cost analysis and turnover documentation.
  • Conduct project closeout reviews to improve future estimating and project execution.

Procore & Technology

The Senior Project Manager will utilize Procore and Sage 300 to:

  • Manage project budgets and forecasts.
  • Process commitments, purchase orders, subcontracts, and change orders.
  • Manage RFIs, submittals, drawings, meeting minutes, punch lists, and project documentation.
  • Track schedules and project progress.
  • Maintain accurate project records throughout the project lifecycle.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.
  • Minimum of 10 years of commercial construction project management experience.
  • Experience managing multiple projects simultaneously.
  • Strong knowledge of commercial construction methods, scheduling, estimating, contracts, and project financial management.
  • Experience with Procore, Microsoft Office, and Microsoft Project preferred.
  • Excellent communication, leadership, negotiation, and organizational skills.
  • Client-focused with the ability to build lasting relationships.
  • Self-motivated with strong problem-solving abilities and attention to detail.
